Being a Charlotte Native working in the Real Estate industry, I often know of homes that are about to hit the market, often prior to them even being placed on the Internet or the CMLS. Having both my Law Degree and an International MBA & being a Real Estate Investor, Home Owner and Landlord myself, I understand and am able to cater to both buyers and sellers that have very distinct goals and needs. The Average Home Buyer: The average home buyer is generally who I represent most frequently and I am well versed in the typical stumbling blocks that can make shopping for your dream home an unpleasant and frustrating experience. Typical problems that I have dealt with in the past and know how to handle in order to protect either my buyer or my seller (I always owe a fiduciary responsibility to whomever I am representing in that particular transaction) include Buried fuel tanks and their occasional removal (leaking and non-leaking), Encroachments, Title defects, Financing problems, Inspection issues, Separated, but still Married owners trying to sell their homes without the consent of their current spouse and co-tenant, etc. My job is not only to assist you in finding you your dream home, but to also minimize all of the headaches throughout the entire transaction. Remember, finding a home you love is just the first step to owning the home you love. The Residential Property Investor: Being an owner and landlord or a multi-unit complex, I am very well versed in what makes a good investment, and a bad investment, and the challenges that come with both. The Commercial Client: I understand ROI, ROE, Cap Rates, IRR, Debt Coverage Ratios, Occ Rates, Break Even Analysis, and other important metrics and characteristics of real estate that Real Estate investors rely on in making their investment decisions. The Residential Home "Flipper": I know what flippers are looking for in a flip too. I understand how soft and hard money works, the time constraints associated with the same, what the comps are for the same type of property in the area. I can effectively guide your expectations and let you know when I see what I think you might be looking for come on the market before it gets too much attention. Foreclosures: I am also a HUD Certified Realtor. When buying a home that has been foreclosed upon by HUD (or its partner agencies/companies like Fannie May, etc) a buyer is required to work with a HUD certified Broker or Realtor, not just any Realtor. If you are interested in purchasing a HUD home, or at least doing the research to know what options there are in the market place when you are buying, check out my, "HUD Home Search Tab". The site lists all the the new HUD foreclosures every Friday morning. Please be aware that there are two types of buyers of HUD homes-Owner Occupants and Investors. When homes first come on the market as a HUD home they are only available to Owner Occs, as they are known. After a period of time, usually 2 weeks, if they have not sold, they then become available to investors. HUD homes can be very good deals, but are not always good deals. The advantages of HUD homes can be: Prices that are below the market, very favorable financing options that only require the buyer to put down 3% of the purchase price, home improvement loans of up to 5% of the purchase price to improve the home with those costs rolled into the mortgage payment and amortized over long periods of time. The downside can be:The home really isn't priced below the market, FHA loans for some people can be more of a hassle than just getting a conventional loan. I am there to help you through the process.
